THE WORK
The role covers high-end projects across different sectors, including five-star hotels, private palaces, ultra-luxury villas, luxury retail, jewelry boutiques and other premium commercial interiors.
These are projects where execution quality, detailing, material interfaces and tolerances are critical, and where the final result is judged at the highest level.
The Project Manager is responsible for the project from A to Z: mobilization, sequencing, execution, quality, procurement interfaces, snagging and handover.
The role is site-led rather than report-led. On projects at this level, quality cannot be inspected only after completion. The first square meter of every activity is inspected and either accepted or stopped, because a defect corrected after the fact costs money, costs time, and rarely restores the original quality.
TECHNICAL COMMAND REQUIRED
FF&E - expert-level experience in coordination, specifications, material and finish selection, procurement interfaces, installation sequencing, protection, final placement and defect closure.
High-end architectural finishes and custom-made details.
High-end joinery and bespoke woodworks.
Strong execution experience in premium flooring and stone, complex ceilings and wet areas, architectural metal and glass interfaces, material junctions, mock-ups and quality benchmarks.
Strong architectural execution experience, including facades, building envelope, external architectural finishes, complex architectural detailing and material interfaces.
Strong interface control across architectural, MEP and specialist systems, including clearances, access requirements, coordination and execution sequencing.

This is not a coordination role.
Candidates whose recent experience has mainly involved meetings, reports, schedules and follow-up emails rather than direct control of execution on site are unlikely to suit this position.

Desired Candidate Profile
- Proven finishing execution experience on at least one international five-star hotel or equivalent luxury hospitality project, with the exact role and scope clearly identified.
- Proven execution experience on a private palace or ultra-luxury villa, with direct responsibility for executive finishing details.
- Candidates with both will be given priority.
- Bachelor Degree in Architecture or Architectural Engineering
- Minimum 10 years of experience, with the majority focused on high-end finishing execution
- PMP certification with proven practical application in project management
- Full command of executive finishing details, not design intent only
- Strong site authority over specialist crews and large workforces
- Sufficient technical depth to challenge subcontractors and make sound execution decisions
- Strong understanding of workmanship, construction sequence, tolerances, alignment, levels, interfaces and installation methods
