Job Title: Chief Accountant – Real Estate
Location: Iraq

Job Summary

The Chief Accountant is responsible for managing the day-to-day accounting operations of the real estate business, ensuring accurate financial records, compliance with Iraqi laws and accounting standards, and timely financial reporting. The role supports management with financial analysis, budgeting, and statutory compliance related to real estate activities such as property sales, leasing, and project development.

Key Responsibilities

Accounting & Financial Control


  • Oversee general ledger, accounts payable, accounts receivable, and fixed assets.


  • Ensure accurate recording of real estate transactions including sales, lease income, service charges, and installment payments.


  • Review and approve journal entries, reconciliations, and month-end closing.


  • Maintain proper accounting controls and procedures.


Financial Reporting


  • Prepare monthly, quarterly, and annual financial statements.


  • Ensure timely submission of management reports and MIS.


  • Coordinate with external auditors during annual audits.


  • Prepare financial data for management review and decision-making.


Taxation & Compliance (Iraq)


  • Ensure compliance with Iraqi tax laws, including corporate income tax, withholding tax, payroll tax, and social security contributions.


  • Prepare and review tax filings and coordinate with tax authorities.


  • Ensure compliance with local regulatory and statutory requirements.


Real Estate Accounting


  • Manage accounting for property development costs, capitalization, and cost allocation.


  • Monitor revenue recognition for property sales and leasing contracts.


  • Track escrow, retention, and project-based expenses.


  • Support handover accounting and post-completion reconciliations.


Budgeting & Forecasting


  • Assist in preparing annual budgets and financial forecasts.


  • Monitor budget performance and analyze variances.


  • Provide cost control and cash flow recommendations.


Team Supervision


  • Supervise and guide accountants and junior finance staff.


  • Review team output and ensure adherence to deadlines.


  • Support staff development and training.


Coordination & Support


  • Coordinate with Sales, Leasing, Projects, and Collections teams.


  • Support Finance Manager in strategic financial planning.


  • Handle internal and external financial queries professionally.



RequirementsQualifications & Experience
  • Bachelor’s degree in Accounting, Finance, or related field.


  • Professional certification (CPA, ACCA, CMA) is an advantage.


  • 8–12 years of accounting experience, with at least 3–5 years in real estate or construction sector.


  • Strong knowledge of Iraqi accounting practices and taxation.
